So You Want to Buy a Home — Here Is Where to Start
Buying a home for the first time is one of the most exciting things you will ever do — and, if we are being honest, one of the most overwhelming. It is completely normal to feel like you might be missing a step somewhere along the way. That is exactly why I am here. Below is a straightforward walkthrough of the buying process from beginning to end, so you always know what to expect and what comes next.
Start with some online research. Before anything else, spend a little time browsing homes in the areas you are drawn to. Get a feel for what properties are selling for and start building a mental picture of what you want. This will make our early conversations much more productive and help me zero in on the right homes for you faster.
Get a realistic handle on your budget. Use an online mortgage calculator to estimate what your monthly payment might look like on homes you have been eyeing. Factor in utilities and other monthly expenses to make sure the numbers actually work for your lifestyle — not just on paper, but in real life.
Get pre-approved. This is a step I strongly encourage buyers to take early. To get pre-approved, you will need to gather a few documents: recent pay stubs, W-2s, bank statements, two years of tax returns, and your rental history including landlord contact information. Start with your current bank, but do not stop there — shopping multiple lenders can make a meaningful difference in the rate you receive. And remember, the amount a lender approves you for is a ceiling, not a target. Borrow what makes sense for your situation.
Find the right agent. A great real estate agent will be your guide, your advocate, and your sounding board throughout this entire process. Ask trusted friends and family for referrals — a personal recommendation from someone who has been through it is often the best place to start. Of course, I would love the opportunity to earn that role for you.
Take your time looking at homes. This stage requires patience, and that is okay. I will show you a range of properties to get a feel for what resonates with you, and your honest feedback helps me refine the search. Sometimes finding the right home takes a few weeks; sometimes it takes longer. Either way, I am with you every step. Also, let your personal network know you are in the market — you would be surprised how often a great home surfaces through word of mouth before it ever hits the MLS.
Make an offer. When you find the one, it is time to move. I will walk you through a competitive and strategic offer based on current market conditions. Be sure to account for closing costs as well, which typically run between 2 and 5 percent of the purchase price.
Negotiate. It is rare for a first offer to be the final word. Expect some back and forth on price and terms, and know that I will be in your corner throughout every round of negotiations — working to get you the best possible outcome while keeping the process respectful and professional on all sides.
Celebrate an accepted offer. When both parties reach an agreement, you will make a good-faith deposit into an escrow account. From there, escrow typically runs about 30 days, during which the seller takes the home off the market with the expectation that you will complete the purchase — assuming the inspection does not reveal anything significant.
Schedule a home inspection. No matter how perfect a home looks, a professional inspection is non-negotiable. An inspector will evaluate the property's condition, safety, and quality so there are no surprises after you move in. If serious issues are uncovered that were not previously disclosed, you have options — you can negotiate repairs, request a price reduction, or in some cases walk away and get your deposit back.
Close on your new home. Once negotiations are complete and the inspection clears, you are ready to close. Plan to spend about an hour signing a significant amount of paperwork, and then comes the best part — you will be handed the keys to your new home.
