The Winter Market
You will hear a lot of different opinions about the best time to sell, but there is one season many experts suggest avoiding if possible: winter.
Between the busy holiday season and, in some parts of the country, unpredictable weather, buyers simply aren’t as motivated to disrupt their lives and move. If people aren’t thinking about moving, they aren’t actively shopping for homes. Fewer buyers in the market means your property might sit longer, reducing the chances of a quick, competitive sale.
The Spring Advantage
Just as winter is often viewed as the slow season, spring is widely considered the peak time to list a home.
Buyers are eager for a fresh start, neighborhoods look lush and green, the days are getting longer, and tax refunds give some buyers an extra boost toward their down payment.
So, should you wait for spring to sell? It is certainly a great time, but it is important to remember that many other sellers are thinking the exact same thing. While there are more buyers, there is also significantly more competition as inventory increases.
Does the Day of the Week Matter?
Actually, it does. Data from multiple real estate studies shows that homes listed on a Thursday or Friday tend to sell faster—and often for slightly higher prices—than homes listed earlier in the week.
The reason comes down to the weekend. Buyers generally have more time to schedule private tours or attend open houses on Saturdays and Sundays. By listing on a Thursday or Friday, your home is fresh on their radar right as they are planning their weekend viewings. More foot traffic often translates to more offers, and sometimes even multiple competing offers.
Timing Isn't Everything
Even if you pick the absolute perfect season and day to list, and you have made all the right repairs to get your home market-ready, there is one critical mistake that can undo all of that effort: pricing your home incorrectly right out of the gate.
Many sellers underestimate just how important initial pricing is. Serious buyers have alerts set up, and they are notified the moment a new home hits the MLS. The vast majority of people who might buy your home are going to see it within the first 48 hours of it going live.
