Where would you like to live?

Not sure exactly what you are looking for yet? That is completely normal, and honestly, it is one of the most common places my clients find themselves at the start of this journey. Whether you are drawn to a spacious home in a quiet suburban neighborhood, a low-maintenance condo in the heart of the city, or something in between, figuring out the right fit takes a little reflection — and the right guidance.

Buying a home is one of the most significant decisions you will ever make, and I take that seriously. My goal is to make the process feel less overwhelming and a lot more exciting. Below are a few things I encourage every buyer to think through before diving into the search, because the more clarity you have going in, the better the outcome on the other side.

Your preferred lifestyle 

When you are searching for a new place to call home, the property itself is only part of the equation. The community, the surroundings, and the way a neighborhood fits into your daily life matter just as much as the number of bedrooms or the size of the backyard. One of the most common mistakes I see first-time buyers make is focusing so narrowly on the home that they overlook the bigger picture entirely.
Your lifestyle should absolutely shape the type of property you pursue.

For instance, if you are a first-time buyer who is open to having a tenant help offset your mortgage, a duplex or small multi-family property could be a smart and strategic move. You can still finance it as your primary residence, qualify for owner-occupant insurance rates, and enjoy the benefit of rental income — all while building equity. Beyond the traditional single-family home, there are condos, townhomes, new construction, and prefabricated homes, each with their own advantages depending on where you are in life. Your priorities 

Take a moment to think honestly about what matters most in your day-to-day life and what you want within easy reach of your front door. Do you love dining out? Getting clear on your personal priorities early in the process makes it far easier to zero in on the right neighborhood — not just the right house.

Neighborhoods evolve. The area that checks every box for you right now may look and feel very different in five or ten years as development, demographics, and local priorities shift. That is why I always encourage my clients to look at a neighborhood not just as it is today, but as it is likely to become. Doing that homework upfront — with the right guidance — can make all the difference between a home you love for a few years and one you love for decades.
